  • What is the minimum loan amount you provide?
    Our loans start at a minimum value of $50,000.
  • Is a personal guarantee required?
    Yes, we do require a personal guarantee for our loans.
  • What is the typical Loan-to-Value (LTV) ratio for your loans?
    For fix and flip as well as new construction, we typically offer 70% LTV with Loan-to-Cost (LTC) ranging between 85-92.5%. For Refinance/Cash-outs, it's 80% LTV.
  • Do you offer fix and flip loans? What are the terms?
    Yes, fix and flip loans are our forte. The terms align with the LTV and LTC ratios mentioned above.
  • What types of loan products does the Academy Fund offer?
    The Academy Fund specializes in offering bridge and short-term 1st lien financing primarily for 1-4 SFR investment projects. We also consider multifamily, commercial, and mixed-use projects, albeit on a selective basis.
  • What is the maximum loan amount offered?
    Our maximum loan amount can extend up to $10 million, depending on the specifics of the project.
  • What is the typical timeframe for closing a loan?
    We aim to close within 5-7 business days, contingent upon timely receipt of due diligence items from the borrower and the title.
  • Does the Academy Fund provide pre-approvals?
    Yes, we offer pre-approvals. However, this does not guarantee loan issuance; it is subject to satisfactory valuation and final underwriting decisions.
  • How are appraisals handled?
    An internal valuation is conducted during origination. Depending on various factors such as property type, project scope, borrower experience, and market conditions, we may waive an external appraisal or Broker's Price Opinion (BPO) to expedite closing. In such cases, we will obtain the appraisal post-transaction. We are also open to considering appraisals provided by borrowers.
  • Do you provide loans to both individuals and entities?
    Indeed, we cater to both individuals and entities.
